No. The normal phone camera is enough — the scan opens a web page with your topics. That's exactly why it works for all tenants, including older residents, visitors or tradespeople who wouldn't install an app.
Each code is uniquely assigned to a property and area. So the report never arrives as "somewhere in the building", but as "12 Sample Street, stairwell, broken lighting, photo attached".
You decide that per property. Recipients can be the management office, the responsible caretaker or a service provider — several at once as well. Delivery is by email, compatible with your property management software as long as it can read a mailbox.
The structure protects you: reports come from predefined topics, and every report is assigned to a property. If a code causes trouble, it can be blocked and replaced. In practice, the value of early, complete reports clearly outweighs it.
